November is here. The leaves are brown and dead, and fortunately annoying political commercials will die off now as well. Thankfully this past weekend granted us another hour of much needed sleep to prepare us for the holiday season ahead.
Conventional wisdom says you shouldn?t try to sell your home during the holidays, but thanks to technology and the current market trends, it may be time for a new way of thinking. Now before you completely write me off and explain all the reasons why it?s a bad idea to sell during the holiday?s, spare me, I?ve heard every excuse in the book. I?d have to agree, for many it?s just not the right time to sell, but for others, the timing couldn?t be better. So for those of you who really could sell, but just assume that nobody sells during the holiday?s, let me give you some reasons why it?s not all bad:
Technology is King:?In the past, it just seemed impossible to go out with a real estate agent to countless homes in the middle of the busy holiday season. Now, thanks to technology, an agent can help a buyer find homes they may be interested in by hopping on their website and getting updates right to their phones or computers like this one. A buyer?s access to view properties that meet their needs instantly on their phones, iPads, or computers has streamlined the process for buyers, sellers, and agents, saving time for everyone.
Low Inventory:?Generally inventory levels drop during the holidays, because people assume nobody is looking to move then. However, serious buyers are out there, taking advantage of low interest rates. Others need to buy before the new year due to job changes, tax reasons etc. With fewer homes to compete with, your home has the chance to really stand out and sell for more!
Deck the Halls?:?When the holiday?s come, a house feels more like a home than ever and it?s generally cleaner than ever too thanks to holiday decorating! A clean home that feels warm and inviting shows well to buyers. Let?s be honest, isn?t your home usually cleaner when you know your going to be hosting for the holidays? Now certainly you don?t want your home to look tacky, so pick your decorations wisely.
Fewer Clients:?Since many people choose not to sell their homes during the holiday season, agents, lenders,inspectors, appraisers etc. can put the sale of your home as a top priority.
Limit Showings:?Whatever you celebrate, whether Thanksgiving, Christmas, Hanukkah, Ramadan, Kwanzaa or others, you can limit or restrict showings for those specific days if need be. It doesn't have to interrupt holiday plans.
So, if you?re looking to sell, the holiday's don?t have to stop you.?As I explained in my last post, median sales price is up, homes are selling quicker, and buyers are taking advantage of low interest rates.
