Apartment Manager Position ? Class B Project Based Section 8 in Northeast Houston

?

Experienced Apartment Manager position is immediately available for a Project Based Section 8 asset in Northeast Houston.? Position requires a thorough knowledge of the HUD subsidy program.? Strong skills in OneSite and TRACS programs are essential.? A proven track record of effectively managing maintenance staff, collections, waiting list management, expense control and strong resident relation skills necessary.? The position further requires full understanding of Fair Housing.?

The Property Manager works under the direction of the Regional Supervisor and is responsible for all management and maintenance issues at the assigned community.? This includes achieving the financial and operational goals of the ownership.? The Property Manager leads the site staff to insure that the asset remains in optimum condition while controlling expenses where Net Operating Income is maximized.

?

HUD:

  • Thorough knowledge of the Management & Occupancy Review by the Contract Administrator (MOR);
  • Thorough knowledge of the REAC Inspection;
  • Thorough knowledge of the Electronic Income Verification (EIV) system;
  • Master knowledge of Fair Housing.

?

Leadership:

  • Requires prior management of no less than 150 units and a minimum of 4 years property manager experience
  • Supervises all community staff, including hiring, training, supervision, and corrective measures.? Determines if productivity goal of each staff member are being met;
  • Resolves resident issues or delegates them to staff members to resolve;
  • Performs the tasks of subordinate associates as needed, including leasing units;
  • Receives training as needed for job related topics;

Financial:

  • Monitors the Communities budget on a daily basis in accordance with established goals;
  • Insures that all applicable deposits, rents, and other fees and ancillary revenue are collected and deposited;
  • Submits bills to be paid to the Accounts Receivable Department;
  • Submits all other accounting activities to the appropriate section of the Accounting Department;
  • Purchase necessary equipment and supplies for the Community.

Maintains the Community:

  • Inspects the Community regularly to determine the quality of the asset and to identify needs;
  • Inspects maintenance repairs and available units for readiness;
  • Immediately upon move-out, inspect the unit and determine repairs and ensure the unit is ?made-ready? in the shortest amount of time

Abilities:

  • Excellent communication and interpersonal skills both oral and written;
  • Advanced organizational skills;
  • Ability to direct others and achieve company goals;
  • Advanced knowledge of Texas Apartment laws and regulations;
  • Ability to handle multiple tasks and prioritize;
  • Knowledge of expense control, and financial management;
  • Ability to visually inspect units, grounds, and other aspects of the community to determine that our standards are met.
